Punjab: Hundreds of homebuyers in Zirakpur have been left in distress after Sushma Group allegedly failed to deliver flats in its Sushma Crescent 2 project in Dhakoli, despite collecting crores of rupees from investors.
The project, which began booking in 2019, promised possession by 2021. However, as of 2025, most investors are still waiting for their homes, with many claiming that the builder has stopped responding to their queries.
Frustrated over repeated delays, a large group of affected buyers recently gathered outside Sushma Builder’s office at Elante Mall in Chandigarh, raising slogans and demanding justice. Some investors, including retired professionals and families who put their life savings into this project, say they now feel abandoned and deceived.
The investors stated that they have invested all their life savings to buy their dream house but for the last 5 years he is struggling to get a flat.
“But he is not being given a flat by the builder. If we talk to any officer of Sushma Group in this regard, he does not talk properly. And even if we send a message to any officer on WhatsApp, he does not even get a reply to the message, whereas at the time of booking the flat, all the officers used to talk very sweetly with us.”
Begging for his flat like a beggar
Another buyer, a retired government employee present on this occasion, said that 5 years ago he gave all the money to the builder of Sushma Group, which he had received on the occasion of his retirement and before that he had saved little by little. But now at this age it is time for him to rest and not to beg for his flat like a beggar behind a builder.
Speaking on this occasion, an investor said that Sushma Crescent 2 has more than 400 flats. For which about 400 people have given 50 lakh to one crore rupees to the builder to buy flats. Now they are roaming empty handed after getting their crores of rupees stuck, because now they neither have money in their hands nor have they got the flat. He said that now the intention of the builder seems to have become bad, due to which he can run away to a foreign country with billions of rupees of people at any time. Due to which he said that the government should also intervene in this matter so that the builder does not run away to a foreign country with people’s money.
A female investor said that the builder started this project in 2019 and we were supposed to get our dream house in 2021. Whereas till today 2025 we have not got anything. Last year the builder had promised to give us interest on our money in return for this and had given us cheques for that interest once or twice. The cheque given 6 months ago, given by such a big builder, bounced, due to which we can trust such a builder now.
An investor of Sushma Group said that the RERA number of Sushma Group has also expired now, and we have also complained about this in the RERA office.
He said that according to the rules, if the RERA number of a company has expired, then it cannot even sell or purchase its plots or flats, nor can it make any transaction, nor can it do any construction work in that project, but all this is going on against the rules in Sushma Builder.
He said that the Expresso account of Sushma Builder has also been closed and it is making transactions in some other account of its which is against the rules. During this protest, the investors were holding a big banner on which it was written, “Why should the home buyers be punished for the builders’ mistakes?”
Meanwhile when the Sushma Group builder Bharat Mittal was called to talk about this matter, he did not pick up the phone. After this, a message was also sent to him on WhatsApp, but he did not even consider it appropriate to reply to this message sent by the journalist.
