Chandigarh: Property registrations in Punjab will become expensive in the future. The Punjab government has decided to increase the collector rate. The Punjab government has issued instructions to increase the collector rate according to the market rate. According to these instructions, the government has set a target of getting additional revenue of Rs.1500 crore which was Rs.4200 crore during the previous financial year.
Instructions have also been issued to all Deputy Commissioners. Earlier the collector rate was increased by 5 to 10 percent but this time the market rate has been made the basis so that black money can be eradicated. The collector rate is fixed twice a year by the government in rural and urban areas. No land can be registered below this rate.
A meeting of revenue department officials has been held regarding increasing the collector rate. Also, a complete strategy has been made in this regard. An increase of 5 to 10 percent in the collector rate is common but the condition of the land also plays an important role in deciding these. If an area is developing more then it is increased.
Whereas, collector rates are fixed separately for agricultural property, residential, commercial, residential and industrial. All the districts have to increase it at their level. However, districts are advised to look at the model implemented in Patiala. Apart from this, all the officials are also studying the property market of their area so that the right decision can be taken. However, the collector rate was not increased for a long time.
Collector rates have been hiked differently in different areas in Patiala district. In some areas it has risen to 100 percent. The collector rate of agricultural land in Lehl has increased from Rs 70 lakh to Rs 1.50 lakh per acre. Similarly, in Dhaliwal Colony, the rate has increased from Rs 56,680 per square yard to Rs 1.12 lakh per square yard. While it has increased less in residential areas. In New Lal Bagh Colony, this rate has been increased from Rs 14300 per sq. yard to Rs. 16000 per sq. yard.
