VB cracks down on Rs 6-crore land fraud; Advocate arrested, 8 others including Tehsildar, Nambardar booked

Ludhiana: The team of Vigilance Bureau Ludhiana Range has arrested an advocate and booked total nine persons including a Tehsildar, a Nambardar, a registry clerk, a computer operator, buyer, property dealer and others for orchestrating a fraudulent land deal involving 14 Kanal of prime property in Ludhiana. The team of Vigilance Bureau Ludhiana Range has arrested an advocate and booked total nine persons including a Tehsildar, a Nambardar, a registry clerk, a computer operator, buyer, property dealer and others for orchestrating a fraudulent land deal involving 14 Kanal of prime property in Ludhiana.

The land belongs to an NRI residing in the USA and the accused made forged documents as well as a person impersonated as the actual owner of the property to execute the sale deed of the land that has market value of Rs 6 crores (approx.)

According to the Vigilance Bureau officer, the arrested accused, advocate Gurcharan Singh of Ludhiana, has played a key role in facilitating the illegal land registration.

Besides, the other eight accused booked are identified as Tehsildar Jagsir Singh Saran, buyer Deepak Goel, Nambardar Baghel Singh, Registry Clerk Krishan Gopal, Property Dealer Raghbir Singh, an unidentified computer operator, an unidentified imposter and a person named  Amit Gaur.

SSP Vigilance Bureau Ludhiana Range Ravinderpal Singh Sandhu said that there was an input with the department following which a surprise check was conducted at the Sub-Registrar Office, Tehsil West, Ludhiana, on February 21 and the documents were seized. It was found that the actual owner of land Deep Singh is residing in USA and someone else posed as Deep Singh, even used a forged Aadhaar Card and PAN card, and with the help of other accused the sale deed was executed.

The land in question, measuring 14 Kanal, is located in village Noorpur Bet, under the jurisdiction of Police Station Laddowal, Ludhiana. “The real owner, Deep Singh, aged 55, has been living in the USA since birth along with his family. However, during the fraudulent registration process, the imposter used a forged Aadhaar card and PAN card, misrepresenting his age as 39 years (born in 1985), whereas the actual Deep Singh was born in 1971,” SSP said.

“As per the investigations, the sale deed had been executed this month on February 11, between a fake Deep Singh (seller) and Deepak Goel of Panchkula (buyer) for Rs 30 lakh, while the actual market value of the land is approximately Rs 6 crores,” he said.

SSP added that the document had been executed by Tehsildar West Ludhiana, Jagsir Singh Saran, with witnesses, including property dealer Raghbir Singh, Advocate Gurcharan Singh, and Nambardar Baghel Singh, falsely identifying the impersonator as the legitimate owner.

SSP further stated that revenue officials had failed to verify the identities of those involved, leading to a major lapse. Based on the findings, an FIR has been registered under multiple sections of the Bharatiya Nyaya Sanhita (BNS) at the Economic Offences Wing. The investigation has been handed over to VB Range Ludhiana.

The efforts are on to arrest other accused.
